Explanation of terms in relation to valuation of securities
(i) Fair value – also called market value. This is what the buyer is willing to pay and the seller is willing to accept in a transaction.

(ii) Investment value – is the amount of money an investor would pay for a property. It’s based on an individual assessment based on certain parameters (goals, objectives, and needs).

NB: Differentiate the two. Investment value is a measure of the potential value of an investment based on certain conditions. Market value measures the true value of an investment based on the forces of demand and supply forces in the free market
